Lead in the environment can cause cognitive delay and developmental disabilities in our children and, although rare, a person can die from exposure to elevated levels of lead in their indoor environment. Adaptive Environmental Consulting Group uses both on-site testing methods, as well as sample collection for accredited laboratory analysis. Anytime you are going to complete a renovation that involves the disturbance of exterior or interior paint with deep, dark hues of red or brown, lead testing is a necessary component of the project.
ASBESTOS TESTING - INSTANT - 24 HOUR RESULTS
Federal and state government agencies require that testing for asbestos be undertaken prior to the disturbance of potential asbestos containing building material. All of our field consultants are licensed asbestos assessors in accordance with their specific state regulations. At Adaptive Environmental Consulting Group (AEC) we analyze the structure as a whole, plot out inspection protocol, and then perform our sampling in accordance with appropriate regulations. These bulk samples are analyzed by an accredited laboratory and our report is prepared for you and the contractor. Most of these projects can be completed next-day.
Urea formaldehyde foam insulation (U.F.F.I.) was used in the mid-1970's in many residential and commercial buildings as a primary or supplementary insulating material where it expanded to completely fill the space and then hardened.
Unfortunately it was found that this type of foam insulation emitted toxic formaldehyde fumes causing serious respiratory health problems.
Recently formaldehyde made the news due to being discovered in large quantities in wood floorings, thus causing reactions to susceptible individuals. Emissions from formaldehyde will decrease as a product ages, so indoor exposure will diminish over time. Common exposure symptoms can include watery eyes, sore throat, nausea, and in extreme cases, breathing difficulties. Extreme heat and humidity can increase formaldehyde emissions, so if these symptoms persist, increase ventilation and maintain building temperature and humidity levels within moderate conditions.
In July 2010, the Formaldehyde Standards for Composite Wood Products Act was passed. This Act requires that the EPA establish new regulations and testing procedures for formaldehyde by January 1, 2013. The Act has not yet led to any legislation banning the use of products that use formaldehyde, but past studies have led to the banning of similar carcinogenic substances such as asbestos and lead.
Indoor Air Quality Assessments
Adaptive Environmental owns some of the best indoor air quality assessment tools and devices to assist our clients in determining other areas of concern with their indoor air quality envelope. We can test for CO and CO^2 levels, VOC levels, and a wide variety of other indoor air quality contaminants.
WATER DAMAGE ASSESSMENT AND EVALUATION
Many residential and commercial covered losses these days require the retainer of a water damage assessment expert. AEC has state of the art training and equipment to have the ability to generate water migration maps from a covered loss. At times, Insurance Carriers will also engage a hydrologist to assist in rendering professional opinions as to water migration patterns. AEC has worked with these carriers in the past, and can bring the resources to bear to assist with your assessment.
Phase 1 and Phase 2 Studies and ReportS
Most commercial underwriters that are lending on commercial property with a value over $100,000 require that the parties present a Phase 1 Environmental Study prior to agreeing to fund the loan. AEC has completed many Phase 1 Environmental Site Assessments (ESA), and has the ability with our industry partners to complete Phase 2 Environmental Site Assessments as well. We are told that our ESAs are routinely 15-20% less expensive than our competition.
